What Are Commercial Energy Performance Certificates?
A Commercial Energy Performance Certificate (EPC) will provide you with the energy efficiency of a particular building. These certificates are valid for 10 years and are not only mandatory, they are invaluable and will enable you to compare ratings between properties.
EPC use a rating system between ‘A’ to ‘G’, with ‘A’ being the most efficient and ‘G’ being the worst score. A recommendation report will specify how improvements can be made to upgrade the rating if it is a low one. A high rating will mean the fuel bills to power your building are likely to be a lot lower.
Do I Need a Commercial EPC?
If you would like to sell, rent or build a commercial building then you will need a commercial EPC.
You will be exempt if:
- The building is to be demolished.
- It is a temporary building with less than 2 years use left.
- It is a completely detached building with a floor area of less than 50m2 and not a dwelling.
- It is a place of worship.
- It is an industrial site, workshop or non-residential agricultural building with low energy usage.
How Is a Commercial EPC Created?

How Long Does It Take to Create a Commercial EPC?

What Happens If I Do Not Have an Energy Performance Certificate?
The penalty for failing to make an EPC available to any prospective buyer or tenant is 12.5% of the rateable value of the building. The maximum fine is capped at £5,000.
